I actually would like advice really.
As you may or may not know, FIL passed away June, leaving a sizeable estate to be split between dh and bil. Part of that estate includes a home in Colorado Springs, CO.
As neither brother lives there, we've decided to put it up on the market. The home is in a great area and is immaculate. It's been appraised at $208k. The boys just want to get the sale over and done with. Would accepting 200k be too big of a reduction in price, keeping in mind all the other "hits" the seller usually takes? Does anyone have experience in selling a house?

Hi, I just wanted to delurk to answer your questions. I'm a real estate agent, so I thought I might be able to help. I had a few questions. First, have they retained an agent to represent them yet? When and how was it appraised? In some markets that appraised value means very little. Your realtor should be able to tell you what a fair price is based on your needs (ie., if you want to sell it quickly, your realtor should be able to tell you a good price to move the home, but not be giving it away.) My father passed away two years ago and we had to sell his house. It was appraised at $278,000 and we sold it for $270,000 even. It was worth it to us to take the $8000 cost reduction just to move it and get the hassle overwith. We determined that we would not be actually be "loosing" money since everything we inhereted was "bonus" money and also that we would be giving some buyer a great deal which is good for the karma.
Since all four of us agreed to it, there wasn't a problem.

Echo, that's kind of our thinking. Especially since it's so far away, we really don't know what's going on with the house, etc. We would just really like the deal closed, kwim.

Oddly enough, we just may be looking for a home in the Colrado Springs area...lololol.
Seriously, though, I vote to heck with it, either give it to me or else move your tail out here so we can hang together.
Oh, and depending on the area, age, condition, etc., and the recency of the appraisal you quoted us, you may be pleasantly shocked to find a new appraisal will show the value as higher than you think.

How about you keep the home, and let me move in, rent free of course, over the next 10-15 years I will make sure there are no problems with the house and let you know..... :hail:

Hmm Never? I was going to say when he's sleeping, but even then He has been a smartass. He talks in his sleep and man has he said some funny stuff. LOL
